LOCATION: Oatman Creek Ranch is located in Llano County and fronts State Highway 16 South, Llano County Road 312, and Llano County Road 313. Conveniently located 3.8 miles South of Llano, TX (groceries, feed stores, supplies) and 34 miles from Fredericksburg, TX (big box stores, jet airport, upscale shopping, fine dining).
OCR is 75 miles NW of Austin (State Capitol, international airport, advanced medical facilities, several universities) and 100 miles N of San Antonio (nations 7th largest city). Horseshoe Bay (5 world-class courses, jet airport, resort hotel), a major golfing and resort destination, is 30 minutes away to the east.
The area consists primarily of medium to large working/recreational ranches. Hunting and agriculture make up the bulk of the local economy.

DESCRIPTION: Oatman Creek Ranch is about as clean a ranch as youll find. With approximately 50% cleared land for cattle grazing, OCR defines wide-open spaces. Some of the fields have been planted in Coastal Bermuda and Willman Love grass while others have just been managed for native grass growth. With 100 in elevation change, views of the surrounding hills such as Sharp Mountain and Riley Mountain are fair to good.
There are hundreds of giant live oaks lining Bailey Branch and Oatman Creek leading one to believe there is good groundwater below. With the exception of a few small granite outcroppings, the entire ranch consists of sandy loam and decomposed granite.
Ranch roads are in great shape and allow good access to 90% of the property.
A family cemetery (Oatman Cemetery) exists 500 from the entrance off of CR 312. In addition to allowing public access to the cemetery, there is a family member that has a reserved plot adjacent a spouse.

WILDLIFE: The local wildlife consists of a large population of roosting Rio Grande turkey, white-tailed deer, feral hogs, coyotes, bobcats, dove, songbirds, cottontail and Jackrabbits.
WATER: There is one water well near the hunters cabin and its flow is unkown. Several nearby wells do exist from 60-150 deep yielding anywhere from 2-25 GPM.
There are two small stock tanks and several rain catchments. With of mile of Oatman Creek and mile of Bailey Branch, there are several possible locations for impoundments. Both wet weather creeks are drainages for thousands of acres and both end up in the Llano River.

IMPROVEMENTS: A small hunters cabin not far from the entrance off Hwy 16 exists and is in poor condition. There are several electric lines running throughout the property so getting it to your desired home location would be a simple task.
There are multiple interior fences in good shape that allow cattle rotation as well as a good set of pipe livestock pens.

LOCATION: Granite Springs Ranch is located in Llano County, approximately mile North of the Gillespie/Llano County Line off of Keese Road (name of the road in Gillespie County)/County Road 111(name of the road in Llano County). Conveniently located 16 miles from Fredericksburg, TX (big box stores, jet airport, upscale shopping, fine dining), 22 miles from Llano, TX (groceries, feed stores, supplies), and 10 miles from Enchanted Rock State Park.
This is 93 miles NW of Austin (State Capitol, international airport, advanced medical facilities, several universities) and 78 miles N of San Antonio (nations 7th largest city). Horseshoe Bay (5 world-class courses, jet airport, resort hotel), a major golfing destination, is 45 minutes away to the east.
The area consists primarily of medium to large working/recreational ranches and a handful of smaller acreage tracts with home sites overlooking the Rock. Hunting and agriculture make up the bulk of the local economy.

DESCRIPTION: Stunning views coupled with springs emanating from beneath the dramatic granite ridges and boulders would describe this ranch well. In addition, there are numerous deep canyons waiting to be explored.
Approximately 60% of the ranch is made up of granite outcrops and canyons. Granite Springs Ranch has over 200 in elevation change. The remaining 1/3 is composed of granite gravel and sandy loam soils allowing an excellent opportunity for improved pastures or wildlife food plots.
There are numerous large Post Oak and Live Oaks throughout the ranch. Forest-like Elm groves line Hickory Creek. The ranch has been well maintained in terms of brush control. There are a few juniper (cedar) trees spread throughout, some mesquite in the lower-lying field areas that warrant some attention, and small amount of your normal prickly pear, agarita, and persimmons scattered about.

WATER: There are several springs throughout this ranch and several remain flowing year round. The Hickory Creek watershed begins here and is composed of both naturally flowing springs and rain runoff. The springs feeding the creek are currently running(4/9/13) very strong as the water cascades down out of the granite canyons and carves through the sandstone and gravel-lined bottom creating multiple pools, bathtubs, and waterfalls.
There are two small stock tanks and several rain catchments. At least two locations on the ranch provide opportunities for larger impoundments.
There are currently two active water wells powered by submersible electric pumps that provide water for the main residence, the hunting cabin, livestock, and wildlife. Neither well has every gone dry.

IMPROVEMENTS: The main residence is a very nice, well-maintained 2200sq. ft. 3/2.5 brick home with attached 2.5 car garage. The home was built in 2007. In addition to the house, a nice single-bay shop/workroom is next door that would serve any mans hobby adequately while also providing shelter for the ranch toys.
A 650 sq. ft. hunting cabin is located in the NW quadrant of the ranch. It is in fair to poor shape but with some TLC, it could be a perfect guest cabin or hunting retreat.
Near the hunting cabin is a set of working livestock pens and a large 3-bay workshop.

Location: 2 Lakes Ranch is located in Southeastern Gillespie County. Its 23 miles East/Southeast of Fredericksburg, 68 miles from San Antonio, and 66 miles from Austin.

Description: 2LR is long and narrow, think tomahawk. Its approximately 2.5 miles long and 1600 wide. The ranch has a good mix of open improved pasture, meadows, and dense cover. There is a moderate to high amount of old-growth cedar (Ashe Juniper) even though a lot of it has been removed. The remaining vegetation consists of a variety of desirable hardwoods such as Cedar Elms, Live, Post and Red Oaks. Ranch road are good to fair and allow access to the bulk of the property. Large herds of free roaming Axis deer and an abundance of Rio Grande turkey call 2LR home. The standard mix of Hill Country wildlife is present as well.

Water: The most impressive attributes of the ranch are the two large conservation lakes. They were constructed in the late 1960s to prevent future flooding and are maintained and managed by the Gillespie County Water Control Improvement District. The Northernmost lake, Soil Service Conservation Site #1 Reservoir, is 42 surface acres when full (at the time of this writing the water level is approximately 35 surface acres). 2LR has 1700 of shoreline on the banks of this lake. There are two other landowners that have shoreline and access to the lake, as well. The Southernmost lake, Soil Service Conservation Site #2 Reservoir, encompasses 28 acres when full (at the time of this writing the water level of this lake is approximately 15 surface acres). Its shoreline is shared by only one other landowner and approximately 1600 of shoreline belong to the subject property. Access: The ranch is accessed via deeded easement along Willie Road. The seller has a proposed 60 right-of-way letter of intent from a neighbor to allow for owned access to the current seller and another neighbor from both of their properties to Schumann Road (public).
Improvements: The ranch is completely perimeter fenced and is in good condition. The east side of the ranch is high-fenced. There are no other improvements. The ranch does not currently have electric service, but it is located close to several different spots along the perimeter fence lines.

The Wilderness Ranch

Location: The Wilderness Ranch is located 27 miles Northwest of Burnet and 27 miles from Llano. This makes it 82 miles from Austin. Its located off of Ranch Road 2241 on the outskirts of Tow, Texas (pop. 1200+/-). Tow is home to one of Texas best and most famous wineries, Fall Creek Vineyards (2.5 miles from the ranch gate). The ranch is West of the upper part of Lake Buchanan, almost where the Colorado River enters the lake.

Description: TWR is an excellent recreational opportunity. When the lake gets back to normal level, it is a stones throw from the ranch making it the perfect location for the avid hunter and fisherman. The ranch has a good mix of thick old-growth juniper(cedar), flat bottom land, and a few granite rock outcrops. The ranch boasts a little over 300 in elevation change and on a clear day you can see Buchanan Dam in one direction and the hills of Southeast Llano County, including Packsaddle Mountain, in another. The views are spectacular.
Another unique quality of this ranch is its location, geologically-speaking. It is in the far Northeast corner of Llano County where the limestone from the Wilberns formation of the Cambrian era transition into the bedrock granite of the Riley formation of the Precambrian era.

Water: There are two wells, both electrical, one being a centrifugal and the other a submersible pump. There is also a good spring that at one time served an old pioneer home. The remains of the home and an old hand dug well are still there.

Access: The ranch is accessed via RR 2241.

Improvements: There is a small single-wide built in 2008 located on the property. The property is fenced and does hold livestock, but sections of it are aging and could use some additional repair and/or replacement.
