LOCATION: Approximately 22 miles from Llano, 29 miles from Fredericksburg, a little over 90 miles from Austin, and 99 miles from San Antonio puts Bullhead Creek Ranch smack dab in the heart of all things Hill Country.

DESCRIPTION: Bullhead Creek Ranch has gently sloping terrain with the bulk of the property sloping towards the creek. There are a couple of standout view spots that would make ideal homesites. Cottonwood Creek merges with Bullhead Creek on the ranch and the creekbed, while not flowing most of the time, is a very unique feature. Its approximately 200 wide and winds over mile through the ranch. BCR also boasts numerous large, majestic hardwoods from 100 year old live oaks to giant Elms to a handful of Blackjack Oaks.
The ranch has only been moderately hunted over the last several years making it a safe haven for local wildlife. Neighbors have seen free-ranging aoudad and axis, but there are no reports of exotics calling BCR home year-round.
An abandoned field approximately 20 acres in size, with rich sandy loam soil, could be re-claimed for growing grass or the planting of food plots.

ACCESS: Currently, the ranch is accessed via County Road 109, then 2.8 miles of private well-maintained granite gravel road. It crosses two neighboring properties along the private road. A superior alternative route may be a possibility and is being explored.

WATER: Water is furnished via 1 water well and electric submersible pump. There is no known data on flow rates, but the owner and livestock lessee report no problems with its flow rate and it has never gone dry. Wells in the area are from 80-120 deep and vary in flow from 4gpm to 100gpm. There are currently 5 stock tanks located on the ranch providing ample water for livestock and wildlife.

IMPROVEMENTS: The ranch is perimeter fenced and there are a couple of cross fences that could use some help (or complete removal). One small cabin, 160sq ft, exists and is on a slab. Currently, there is not a septic on the property.

PRICE: $3400/ac or $945,200. The ranch is served by Central Texas Electric Coop, lies in the Llano ISD and 2013 ag-exempt taxes were about $325.
