LOCATION: Granite Springs Ranch is located in Llano County, approximately mile North of the Gillespie/Llano County Line off of Keese Road (name of the road in Gillespie County)/County Road 111(name of the road in Llano County). Conveniently located 16 miles from Fredericksburg, TX (big box stores, jet airport, upscale shopping, fine dining), 22 miles from Llano, TX (groceries, feed stores, supplies), and 10 miles from Enchanted Rock State Park.
This is 93 miles NW of Austin (State Capitol, international airport, advanced medical facilities, several universities) and 78 miles N of San Antonio (nations 7th largest city). Horseshoe Bay (5 world-class courses, jet airport, resort hotel), a major golfing destination, is 45 minutes away to the east.
The area consists primarily of medium to large working/recreational ranches and a handful of smaller acreage tracts with home sites overlooking the Rock. Hunting and agriculture make up the bulk of the local economy.
DESCRIPTION: Stunning views coupled with springs emanating from beneath the dramatic granite ridges and boulders would describe this ranch well. In addition, there are numerous deep canyons waiting to be explored.
Approximately 60% of the ranch is made up of granite outcrops and canyons. Granite Springs Ranch has over 200 in elevation change. The remaining 1/3 is composed of granite gravel and sandy loam soils allowing an excellent opportunity for improved pastures or wildlife food plots.
There are numerous large Post Oak and Live Oaks throughout the ranch. Forest-like Elm groves line Hickory Creek. The ranch has been well maintained in terms of brush control. There are a few juniper (cedar) trees spread throughout, some mesquite in the lower-lying field areas that warrant some attention, and small amount of your normal prickly pear, agarita, and persimmons scattered about.
Ranch roads are in good shape and allow good access to 50-60% of the property. The ranch could stand a few additional roads to access areas that are currently only accessible by atv or on foot. THERE IS A DEEDED EASEMENT THAT BELONGS TO A NEIGHBOR APPROXIMATELY 1.5 MILES IN LENGTH THAT RUNS EAST/WEST THROUGH THIS RANCH. There are approximately 333 +/- acres North of the easement road and 455 +/- acres to the South of the easement road and would be easily divided.
WILDLIFE: The local wildlife consists of free-ranging aoudad and axis to white-tailed deer, feral hogs, coyotes, bobcats, turkey, dove, songbirds, cottontail and Jackrabbits. This ranch has not been hunted in over 3 years and has become a sanctuary for multiple species.
WATER: There are several springs throughout this ranch and several remain flowing year round. The Hickory Creek watershed begins here and is composed of both naturally flowing springs and rain runoff. The springs feeding the creek are currently running(4/9/13) very strong as the water cascades down out of the granite canyons and carves through the sandstone and gravel-lined bottom creating multiple pools, bathtubs, and waterfalls.
There are two small stock tanks and several rain catchments. At least two locations on the ranch provide opportunities for larger impoundments.
There are currently two active water wells powered by submersible electric pumps that provide water for the main residence, the hunting cabin, livestock, and wildlife. Neither well has every gone dry.
IMPROVEMENTS: The main residence is a very nice, well-maintained 2200sq. ft. 3/2.5 brick home with attached 2.5 car garage. The home was built in 2007. In addition to the house, a nice single-bay shop/workroom is next door that would serve any mans hobby adequately while also providing shelter for the ranch toys.
A 650 sq. ft. hunting cabin is located in the NW quadrant of the ranch. It is in fair to poor shape but with some TLC, it could be a perfect guest cabin or hunting retreat.
Near the hunting cabin is a set of working livestock pens and a large 3-bay workshop.
